Eye-catching Collins Arch to change the face of west Melbourne CBD

posted on 17.02.2020
Collins Arch, 433-439 Collins St, Melbourne VIC is one of REI Super’s unlisted property investments through the ISPT Core Fund.

The Melbourne skyline has a striking new addition, with the $1 billion Collins Arch taking shape in the west CBD.

Affectionately dubbed the “pantscraper”, due to its resemblance to a pair of pants when viewed from Southbank, the project is years in the making and due for completion in the coming months.

Occupying the entire 6,000 m2 city block at the corner of Collins and William streets, the building was designed by Melbourne-based international architects Woods Bagot, in collaboration with New York’s SHoP Architects, and will house 202 luxury apartments, 49,000 m2 of office space, and a 294-room five-star hotel.

The striking shape includes a western portion of the building, home to the W Melbourne hotel, an eastern portion with retail and residential spaces, and a dramatic skybridge connecting the two, creating the namesake arch in the centre.

Great consideration has been given to the occupants of the building, with first-class end-of-trip facilities, basement parking for 500 cars, and a commitment to provide WELL Standard premises.

It’s not only building occupants who stand to benefit from the development, however. Oculus-designed Market Square Park, the first urban park developed in the city since 1980, will be connected to Collins Arch via a large amphitheatre. 1,750 m2 of public space has been designed to create better access to public transportation across the city with wide paths, grassy areas and generous seating. A portion of Market Street will be reconfigured to allow southbound traffic only, making way for bike lanes, trees and garden.

Unlisted property assets are a source of stability and great long-term returns for REI Super’s portfolio.

Approximately 50% of REI Super’s property portfolio is invested in unlisted property assets, through one of our long-standing investment managers, Industry Super Property Trust (ISPT).

Unlisted property assets are those investments assets that are not included in portfolios listed on the stock exchange. They are generally not readily available to individual investors.

Unlisted property investments are excellent long-term investments, providing a combination of growth and income to REI Super’s portfolio. They also have fewer short-term ups and downs in their returns than many investments.

REI Super’s investments in ISPT are through its Core Fund, which is a diverse portfolio of around 75 Australian commercial, industrial and retail properties of unmatched quality across capital cities and regional centres.
